Maybe the Worst is Over
Absorption rates are slowly climbing, inventory is dropping, and sales have shown a slow but steady increase for the single family home market. In fact, year over year, sales for the single family home category in May were just about even with May of 2007.
We are now hearing that bargain hunters are out in force, some of them long-term investors and some who are buying their own home – all folks who will contribute to a stabilized market. While the single-family median price for May came in at $175,000, the story is a little different in the various size categories:
| 2 or less bedrooms | $130,000 | | 3 bedrooms | $193,000 | | 4 or more bedrooms | $350,000 |
More than 20% of the single family sales are in the $120,000 to $160,000 price range with just under 20% in the $200,000 to $300,000 range. |
